Dublin Foreclosure Update- May 2011
Notice of Default filings, the first step in the foreclosure process were down again in the month of May in Dublin. The banks are taking longer to foreclose on homes. This may indicate that they are trying to work out a loan modification or short sale.
Third party investors are purchasing homes on the court house steps and then reselling or “flipping” those properties at a profit. Investors are reporting that the properties are selling faster than they have in the past. This is probably due to the low inventory we are experiencing.
There is an investor owned property on Grayhawk Ct in Dublin Ranch. The property showed like a model. The investor painted the entire house, put in new carpet, refinished the hardwood floors, and installed all new stainless steel appliances and new landscaping. The home was listed on June 9 and sold 6 days later on June 15, 2011.
Feddie Mac released results of it Primary Market Survey for May 2011. The job market showed weaker than expected growth pushing the interest rates to new lows for the year. The 30-year fixed averaged 4.49%, the lowest since November, 2010.

Dublin Ranch Garage Sale
Since it rained at our 11th annual garage sale- the first time ever- some Dublin Ranch residents have decided to hold a second garage sale. There will be at least one home open on Jenkins Ct with 5 families participating in Verona and at our listing at 3211 Oak Bluff Lane. The Mia and Beverly Team will put up plenty of signs so they will be easy to find.
Dublin Ranch Open House
Mia and I both held our new listing on 3211 Oak Bluff Lane open over the weekend. Mia had 21 groups of visitors on Saturday and I had 24 groups on Sunday. Since last week was graduation week for both middle and high schools, we were pleasantly surprised. We have been selling homes in Dublin Ranch for over 11 years and usually the market slows down during graduation week and remains quiet until after July 4th. There are so many buyers looking for homes right now and there aren’t very many homes available for sale in Dublin Ranch. Home prices are stable right now. With high demand and low supply we might even see a little uptick in sales prices and that would be good for all of us.
Standard Pacific Homes has been grading the land at Sorrento East along Gleason and next to Kolb Elementary. They expect to start building the model homes in September and open for sale in early 2012. Home styles will be in the same Italian village theme as Sorrento West. There will be 106 single family homes built in courtyards of six home each and sixty-six small lot traditional single family homes.
