We visited several of the sales offices for the new construction around Dublin Ranch recently. A common theme was prices are increasing. Since inventory of resale homes is so low, buyers are flocking to new construction. Builders have not been able to keep up with the demand and have long waiting lists. One of the sales agents told us they are expecting some buyers to drop off as they increase prices with each new release. Some buyers will be priced out of the market. Price increases are not only good for the builders, but are good for Dublin Ranch homeowners. In resale, since we have to compete with new homes, we like to see the prices of new construction increasing.

A recent article in the Wall Street Journal said that foreclosures are becoming less relevant in the marketplace.  The inventory of foreclosures, nationally, fell by 20% in 2012. There are two main reasons that they are down. One, the number of homeowners who are delinquent on their mortgages is down and second, the banks are modifying more loans and accepting more short sales.

In Dublin Ranch, the number of bank owned single family homes sold in 2012 fell by 47% as compared to the number sold in 2011. The number of short sales was down 24% by the same comparison. Fewer distressed properties mean our prices in Dublin Ranch can continue increasing.

JP Morgan Chase has revised its prediction of home price increases in 2013 from 1.5% to 9.7% after demand for homes in 2012 passed 2 million. It is the first time since 2006 that net demand has surpassed the 2 million mark. Net demand is the number of existing home sales minus the inventory of homes for sale. They are projecting net demand to increase from 2.3 million in 2012 to 2.7 million in 2013.

Home prices in Dublin Ranch increased 7% in 2012 and as high as 12% in some bay area cities. It is possible we could see price increases even higher than 9.7% 2013.
