Gun Range Coming to Dublin- Dublin Ranch

Range3 150x150 Indoor Shooting Range Proposed for DublinWilliam and Travis Morgan filed a minor use permit with the City of Dublin in December 2013 for an indoor recreational facility- which includes an indoor shooting range to be located at 6705 Amador Valley Blvd. The Morgans currently own “Guns, Fishing and Other Stuff” in Vacaville, and market the store as the largest firearms dealer in Northern California. February 11, the City of Dublin will consider parking for the store only. Dublin Patch ran a survey and 71% of the respondents were in favor of the store and indoor shooting range. There are currently indoor shooting ranges in Livermore, Castro Valley and San Leandro. The store with a 12 lane range, is expected to be open by July 1, 2014.

Toll Brothers opened its new community in Jordan Ranch on Saturday. They released 12 homes and sold 11 of them. They are expecting to release more homes this weekend. The Altmore Collection of single family homes features 4 bedrooms and 2.5-3 bathrooms in 2214-2440 sq feet. Prices range from $837,995 to $916,995. All of the homes feature a great room concept. The largest model has a bedroom and full bath on the first floor.
The community is located off of Fallon Road across from the Fallon Sports Park. The models are not expected to be completed for 5 months. The agent in the sales office didn’t know when the next release of homes was scheduled.

2013 was a very good year for Dublin Ranch home values. According to Zillow’s economist prices increased 20.9%. He predicts prices will increase 6.5% in 2014. John Burns of John Burns Real Estate Consulting has predicted a 6% price increase in 2014. 6% or 6.5% increase in home values over a year means a good stable market with a decent return on investment. They both based their predictions on the slowing market in the third quarter. Mia and I experienced the slowdown. Some of our listings took longer to sell and did not have more the 2 or 3 offers. We were surprised in December though. The two homes we listed sold for substantially over the asking price and had 12 and 14 offers. The most telling sign of the change in the market was the open houses. We had over 100 groups of buyers in our weekend open houses.
The interest rates are a bit higher but still expected to hover around 5% through 2014. Mortgages may be easier to obtain as the economy continues to improve. There are lots of buyers looking for homes in Dublin Ranch, our wonderful community. I think the economists may have underestimated 2014.
