loan 150x150 How Are the New lending Rules Impacting the Dublin Ranch Market?That’s a very good question and one we don’t have the answer to yet. I’ll provide more information as we get into the spring buying season.
Homes are still receiving more than one offer but not the numbers we were seeing last year at this time. Part of the reason is that homes in Dublin Ranch and all of Dublin have increased in value by 20.9% according to Zillow. That is the highest increase in all the Tri-Valley communities. Our homes are more expensive now and less of a bargain than they were a year ago.
One of the major reasons for a change in the market and the number of buyers competing for the same home, is the new lending rules that went into effect on January 1, 2014. The Qualified Mortgage rule sets the maximum income to debt ratio at 43% for borrowers. If the QM had gone into effect in 2012, 10-15% of the loans originated would have been ineligible. Today, some buyers will have to lower the purchase price of their new home and others will have to wait to purchase a home until they can pay-off more debt.
According to all of the real estate indicators we are expected to have another good year in real estate. Prices are expected to rise a healthy 6% in our area. We still have a shortage of homes so inventory will most likely remain low this year.

Trumark Homes has secured financing to purchase the 184 acre parcel on Tassajara Road just beyond Dublin Ranch and across from Silvera Ranch. The development is approved for 935 housing units including 58 executive homes, 78 traditional single family homes, 121 cluster style homes and 678 condos.  It will include 8 new home communities. Infrastructure work is scheduled to start in May and Trumark is aiming to have models open by September 2015.

Nearly 100 acres of the 184 acre parcel will be dedicated to neighborhood parks, open space, semi -public space and a water-quality basin. Walking and biking trails are an integral part of the plan. There will be a 3 acre common area for the clubhouse, spa and fitness center, outdoor kitchen, community gardens, yoga lawn and a town square area with a fire pit. 83 acres will be dedicated to open space.

They are selling on average 2-3 homes per week. The Heights by KB Homes in Positano opened 5 weeks ago and has sold all of the homes released so far. They plan to release 3 more homes on Saturday.
One of the comments we heard from a sales agent was that she was happy the inventory of resale homes was so low. New homes are the only choice the buyers have right now. Most of them are releasing just a few homes at a time to help create scarcity.
If you are thinking of buying a new home it is a very good idea to use a Realtor to represent you as we are experts at negotiating with New Home Builders on your behalf to get you the best prices on new homes. In order to have a Realtor represent you must visit the New Home Builder with your Realtor on your first visit. This is very important! If you sign in without your Realtor the Realtor can not represent you, instead the New Home Builder’s Realtor will represent you and that is just a bad business decision since they are working for the New Home Builder and do not have your best interest at heart.
The new elementary school currently known as “E4” is starting to take shape. It will be the first two story elementary school in Dublin and will house 900 students. The other elementary schools in Dublin are designed for 600 students. Since all of the east Dublin schools are at capacity, Dublin Ranch families are looking forward to the new school scheduled to open for the 2015 school year.

I can’t tell you how often buyers comment on the front yard and entry of the homes we show them. Here are some basics to get you started.
First, take a serious look at the front of your home. Does it need new paint? Can you get away with painting just the trim? Most of the homes in Dublin Ranch are at least 10 years old and that is the life expectancy of paint on stucco. If your home has wood trim or wood siding it will need to be painted and caulked more often, at least every five years. If any stucco is missing, chipped or worn off, you should have it repaired right away. The builders use foam for the trim under the stucco and you need to protect the foam from exposure to the elements.
It is always a good idea to give the front door a new coat of paint in a wonderful accent color. If your front porch is cement, make sure it is clean. You can purchase cement cleaner to remove any stains. Add a nice colorful flower pot or two on the front porch as well. It makes the home look warm and inviting. A new doormat is a must.
Trim your hedges and make sure there is an unobstructed walkway to the front porch. Green up the grass, and add some flowers to your yard. New bark is essential to make your yard stand out. Add some wonderful outdoor lighting and your home will be inviting to buyers.
