Inventory of homes in Dublin increased 40% in July. This includes new construction. Prices are remaining strong and continue to rise, although at a much slower pace. We have seen an increase in price reduction on listings indicating that sellers are listing their homes over market value. Sales are still strong in Dublin and Pleasanton but the rest of the Tri-Valley saw anywhere from an 8-25% decrease in sales activity. We currently have two months of inventory for sale in Dublin and homes are taking 24 days to sell. The market is still considered a seller’s market but trending toward a more balanced market.
