mk State of The Market in Dublin RanchMortgage interest rates are still hovering below 4%. Buyers are trying to purchase homes before the Fed decides it’s time to raise rates. Inventory remains low in both single family homes and townhomes in East Dublin so finding a home is a challenge.
There are currently only 18 homes on the market in East Dublin. Only 4 of those homes are in Dublin Ranch and Dublin Ranch Golf combined. We have a very desirable neighborhood with good schools and lots of buyers want to move here. There are 21 homes pending and 23 closed escrow in September.
The condo/townhomes have been selling very quickly too. Currently there are 18 on the market, 23 pending and 16 have closed escrow in September. Rents are 15-20% higher than last year. The condo/townhomes Mia and I have sold this year have all been to investors eager to take advantage of the higher rents.
According to Zillow, home prices have increased in Dublin 8.1% in the past year. A home that sold for a million dollars last year is now selling for $1,081,000 this year. That’s seems about right.
