Prices are remaining strong and continue to rise, although at a much slower pace. We have seen an increase in price reduction on listings indicating that sellers are listing their homes over market value.  Sales are still strong in Dublin and Pleasanton but the rest of the Tri-Valley saw anywhere from an 8-25% decrease in sales activity. We currently have two months of inventory for sale in Dublin and homes are taking 24 days to sell. The market is still considered a seller’s market but trending toward a more balanced market.

mortgage 30 Year Fixed Mortgage Rates Slide Below 4 PercentMortgage rates for 30-year fixed mortgages fell this week, with the current rate borrowers were quoted on Zillow Mortgages at 3.97 percent, down from 4.05 percent at this same time last week.
The 30-year fixed mortgage rate hovered between 3.96 and 4.08 percent for the majority of the week before settling at the current rate on Tuesday.
“Rates dropped below 4 percent on Thursday amid the uncertainty and turmoil following the MH17 flight disaster and ongoing military activity in the Middle East,” said Erin Lantz, vice president of mortgages at Zillow. “This week, despite a fair amount of domestic economic data slated for release, we expect events in the Middle East and Ukraine will continue to put a damper on rates.”
Additionally, the 15-year fixed mortgage rate this morning was 3.01 percent, and for 5/1 ARMs, the rate was 2.77 percent.
 It is a great time to purchase a home in Dublin Ranch. Inventory has increased so buyers have more homes to choose from and interest rates are the best they have been since June 2013.

landscape Landscapes Need Renovation Just Like HomesI spent several hours sprucing up my front yard over the weekend. When I made a trip to Lowes to get supplies, I ran into some friends who live in Dublin Ranch who were doing the same thing. As our home age and need more maintenance, upkeep and even renovating so does our landscaping. If you purchased your home 10 years ago or even more you may need to take out some of the plants or trees that are looking ragged, and add some new color and life to your yard.
After I finished most of my front yard and was relaxing in my backyard, I realized there was a bigger project ahead of me. Some of the plants had not grown the way I had expected them to grow. In order to hide the house behind me and create more privacy in my small lot I need to have a new plan. I have a landscape designer who I have worked with in the past who can help me choose the right plants this time. If you need some help email me and I’ll send you his contact information.

32 homes closed escrow in the month of June in East Dublin. Only 6 of them were new construction. I  spent a lot of time in the past week visiting the sales offices and the sales agents are anxious to sell homes. Buyers may be able to negotiate prices right now. One of the sales agents even encouraged me to negotiate. She feels like the builder raised the prices too much. Earlier in the year, the builders were releasing 4-6 homes every couple of weeks and then having lotteries to sell them. Now there are homes under construction that are not sold.

Buyers can really benefit if they use a realtor to help them with their new home purchase. It is important for the buyer to visit the sales office with their realtor on their first visit. The sales agents will share information with us that they won’t share with buyers.

crowded Summer Hill Homes in Dublin RanchThe Dublin City Council gave approval to Summer Hill Homes to initiate a General Plan and Eastern Dublin Specific Plan amendment for Parcel 2. In addition the staff was directed to continue the General Plan Amendment and Eastern Dublin Specific Plan Amendment Study for Parcel 3 and Parcel 4. Parcels 2, 3 and 4 are located just north of Gleason Rd. and run all the way to 580.
Councilman Gupta was the only dissenting vote. He said “ If we continue to build homes on land previously zoned for retail, we would be severely limiting Dublin’s economic potential as a city,” In the last year, the developer has come to us three times, each time with slightly more retail. We have to continue the fight for a project that is balanced with sufficient space zoned for commercial and fits seamlessly with what we have already built in the area.”
Many Dublin Ranch residents are opposed to the building of more homes. They prefer that the land remain zoned as retail.

The Dublin City Council unanimously passed a resolution issuing a State of Emergency in the City of Dublin because of extreme drought conditions. Dublin San Ramon Services District has received 80% of its water from the State Water Project (SWP) in the past. SWP will not provide any water this year. All of our water will come from ground water storage and Lake Del Valle.  The water agency is asking for a 40% reduction in water used for irrigation and a 5% reduction in household use.
The State of Emergency will be reviewed monthly and remain in place until the City Council decides the situation has improved enough.

Initiative to Let Dublin Decide on Future Surrounding Land- Dublin Ranch

letD Let Dublin Decide InitiativeFormer mayor Janet Lockhart is spear heading the initiative that would call on residents to decide the future of the land around our city. Greg Tomlinson, Dublin School district Trustee, Mona Lisa Ballesteros-Patel, Dublin Parks and Community Service Commissioner and Claudia McCormick, former Vice-Mayor and City Councilwomen, filed the petition. If it qualifies for the ballot it would direct the city to take the necessary steps to bring the land adjacent to the eastern border of Dublin under Dublin’s control. According to the press release there will be important restrictions put in place including 60% open space and protected hillsides.

Livermore has recently applied to LAFCO- the state government agency that makes land use decisions between cities, to put this land in its control. Since Livermore allowed a gambling casino to be built close to the Dublin Border, the coalition feels that Dublin needs to control the land.

The Let Dublin Decide Initiative would require a master plan for the entire area before anything could be built. The plan would have to go through the city approval process, including a citizen’s oversight committee.
