landscape Landscapes Need Renovation Just Like HomesI spent several hours sprucing up my front yard over the weekend. When I made a trip to Lowes to get supplies, I ran into some friends who live in Dublin Ranch who were doing the same thing. As our home age and need more maintenance, upkeep and even renovating so does our landscaping. If you purchased your home 10 years ago or even more you may need to take out some of the plants or trees that are looking ragged, and add some new color and life to your yard.
After I finished most of my front yard and was relaxing in my backyard, I realized there was a bigger project ahead of me. Some of the plants had not grown the way I had expected them to grow. In order to hide the house behind me and create more privacy in my small lot I need to have a new plan. I have a landscape designer who I have worked with in the past who can help me choose the right plants this time. If you need some help email me and I’ll send you his contact information.

crowded Summer Hill Homes in Dublin RanchThe Dublin City Council gave approval to Summer Hill Homes to initiate a General Plan and Eastern Dublin Specific Plan amendment for Parcel 2. In addition the staff was directed to continue the General Plan Amendment and Eastern Dublin Specific Plan Amendment Study for Parcel 3 and Parcel 4. Parcels 2, 3 and 4 are located just north of Gleason Rd. and run all the way to 580.
Councilman Gupta was the only dissenting vote. He said “ If we continue to build homes on land previously zoned for retail, we would be severely limiting Dublin’s economic potential as a city,” In the last year, the developer has come to us three times, each time with slightly more retail. We have to continue the fight for a project that is balanced with sufficient space zoned for commercial and fits seamlessly with what we have already built in the area.”
Many Dublin Ranch residents are opposed to the building of more homes. They prefer that the land remain zoned as retail.

California drought MGN Drought Conditions in Dublin Ranch

The Dublin City Council unanimously passed a resolution issuing a State of Emergency in the City of Dublin because of extreme drought conditions. Dublin San Ramon Services District has received 80% of its water from the State Water Project (SWP) in the past. SWP will not provide any water this year. All of our water will come from ground water storage and Lake Del Valle.  The water agency is asking for a 40% reduction in water used for irrigation and a 5% reduction in household use.
The State of Emergency will be reviewed monthly and remain in place until the City Council decides the situation has improved enough.

Three of the homes were on the market for 27 days or longer. One sold in 3 days.  There are currently 10 active listings that have been on the market an average of 10 days.
We had open houses last weekend for our new listing at 3708 Penwood Lane located in Highgrove in Dublin Ranch. There were over 60 groups of buyers through on Saturday and Sunday. We are expecting offers on Wednesday.

The Terraces, The Villas and The Courtyards respective Home Owners Associations have sued Toll Brothers, the builder, for various structural complaints. The builder is responsible for the structural integrity of the buildings for 10 years and the HOA is responsible after the 10 year warranty expires. The first buildings were completed in 2003 and 2004.
It is very common for Home Owners Associations to sue the builder of the project. Attorneys who specialize in condominium complex litigation pursue the HOA’s as they get closer to the 10 year warranty period advising the HOAs to verify the structural integrity of the buildings.
I have seen this many times over my 20 year real estate career. Most of the homeowners in the complex will not be affected unless they want to sell their property. The litigation must be disclosed on the Multiple Listing Service and to any potential buyer. Financing is the biggest challenge. Only a few lenders will lend on a property in litigation and the buyer must have at least 20% down payment.  
These lawsuits always get resolved. However, it could take years.

The offer with the wonderful letter ended up being the best offer and the seller was really delighted to sell to the buyers since they had said such nice things about his home. In addition, he knew something about their careers, children and hopes and dreams for the future

Our seller is looking for a new home for his family and I asked him to think about writing a letter. He has decided to write one. In the letter he should include some reasons he loves the seller’s home, and more importantly details about his family and how he sees them living and growing in their new home as they embark on their next step in life.

Will a letter get you a house if your bid is not competitive? No, of course it won’t. When you are competing with multiple offers, a good letter could help you get a counter offer when you would have normally gotten an outright rejection. If there are two or more offers that are similar in terms and price a good letter could put your offer over the top. It doesn’t cost anything to write a letter and in this competitive market you don’t want to leave out anything.

A recent article in the Wall Street Journal said that foreclosures are becoming less relevant in the marketplace.  The inventory of foreclosures, nationally, fell by 20% in 2012. There are two main reasons that they are down. One, the number of homeowners who are delinquent on their mortgages is down and second, the banks are modifying more loans and accepting more short sales.

In Dublin Ranch, the number of bank owned single family homes sold in 2012 fell by 47% as compared to the number sold in 2011. The number of short sales was down 24% by the same comparison. Fewer distressed properties mean our prices in Dublin Ranch can continue increasing.
