Dublin’s 29th annual St Patrick’s Day celebration will kick off with a parade in downtown at 9:30am. Festival activities will take place at the Dublin Civic Center from 10:00-5:00pm and will include carnival rides, great food and over 200 arts and crafts booths. Irish dancers will perform on three stages.
On Sunday March 18, don’t miss the 14th annual 5K run/walk . The start line is at 6815 Dublin Blvd at Clark Ave. There is a post-race celebration at the festival site, Dublin Civic Center. Go to www.active.com to register.

In the month of July there were there were 15 homes sold compared with 19 homes in June. In July there were 7 single family homes sold, 5 condominiums sold, and 3 town homes sold. Compare that to June where there were 10 single family homes sold, 4 condominiums sold, and 5 town homes sold.

Market Update Dublin June 2011
Town homes and Condominiums built after 2003
Toll Brothers continues to have a large inventory of completed or almost completed townhomes at Sorrento in Dublin Ranch. 26 are currently listed on the MLS ranging in price from $199,995 to $727,495.
In the resale market 9 homes sold and closed escrow in June, all of them were distressed properties- 6 short sales and 3 bank owned. There are 19 active listings, 68% are distressed properties- 12 short sales and 1 bank owned. Currently, 52 homes are pending, 90% are distressed properties- 43 short sales and 4 bank owned.
Keep in mind short sales take an average of three months for bank approval and usually another 30 days to close escrow.
Single Family Homes in East Dublin built since 1998
17 homes sold in an average of 31 days on the market. 53% were distressed properties- 7 short sales and 3 bank owned. Currently there are 17 active listings and only 12% are distressed properties- 2 short sales and no bank owned. There are 34 pending sales 68% are distressed properties- 21 short sales and 2 bank owned.
The inventory in Dublin Ranch continues to be unusually low for this time of the year. There are lots of buyers looking for homes right now and the interest rate for a 30 year fixed rate mortgage remains below 5%
Dublin Foreclosure Update- May 2011
Notice of Default filings, the first step in the foreclosure process were down again in the month of May in Dublin. The banks are taking longer to foreclose on homes. This may indicate that they are trying to work out a loan modification or short sale.
Third party investors are purchasing homes on the court house steps and then reselling or “flipping” those properties at a profit. Investors are reporting that the properties are selling faster than they have in the past. This is probably due to the low inventory we are experiencing.
There is an investor owned property on Grayhawk Ct in Dublin Ranch. The property showed like a model. The investor painted the entire house, put in new carpet, refinished the hardwood floors, and installed all new stainless steel appliances and new landscaping. The home was listed on June 9 and sold 6 days later on June 15, 2011.

Dublin Ranch Open House
Mia and I both held our new listing on 3211 Oak Bluff Lane open over the weekend. Mia had 21 groups of visitors on Saturday and I had 24 groups on Sunday. Since last week was graduation week for both middle and high schools, we were pleasantly surprised. We have been selling homes in Dublin Ranch for over 11 years and usually the market slows down during graduation week and remains quiet until after July 4th. There are so many buyers looking for homes right now and there aren’t very many homes available for sale in Dublin Ranch. Home prices are stable right now. With high demand and low supply we might even see a little uptick in sales prices and that would be good for all of us.
